  • Strong appetite, limited liquidity: The I&L market attracts growing investors' interest, fueled by record fundraising activity in 2025 (>500 MCHF). However, acquisitions remain challenging due to limited liquidity.
  • Attractive cash flows: Logistics net prime yield stands at 4.0%, light industrial at 4.1%, offering attractive spreads over asset classes and longer-term leases.

 

Occupier Market:

  • Rental growth fueled by low logistics supply: Logistics space supply stands at only 2.1% (-40 bps YoY) and consists of mainly old and small units, leading to increasing and diverging asking rents.
  • Resilient light industrial market: Despite an unfavorable employment situation and an increased supply rate of 3.0% (+30 bps YoY), the light industrial market remains supported by a broad and diversified SME base.
